The 2025 Cost vs. Value Report from Zonda puts a larger, upscale asphalt shingle roof replacement in the Cincinnati market at $26,705, recouping 61.5% of that at resale. That figure covers a 3,000 square foot roof with new underlayment, flashing and ridge vents — a much bigger job than the “average home” numbers above.
